My hubby & I retired early, both of us purchased a small apartment on the lake & we rented our aged apartment instead of selling it! Renting the location would mean long-term income & it was in the heart of the town by the school & close to shopping. The apartment has more than three entryways & several lavatorys. A school student with entirely enjoyable credit wanted to rent the location & he had several roommates that were going to rent the entryways. I made out a lease for this unique situation, giving each a single of the tenants rights on the lease plus responsibilities for their portion of the rent. 3 weeks after the boys moved into the location, a single of the tenants moved out abruptly. I told the boys to find someone else to rent the room, however they decided to split the difference & keep the room empty. That was good with me as long as they were paying the rent on time, but unluckyly, there came a time when the boy stopped paying rent all together. Their lease was going to be up in 3 weeks. I entirely do not assume if the broken A/C was their responsibility or not. I had no way of knowing, however I was still anxious that they left the apartment in such exhausting conditions. I kept their entire security deposit to pay for the repairs to the A/C unit.
