The kids ruined the place

My hubby and I retired early. The people I was with and I bought a small home on the lake and we rented our old home instead of selling it. Renting the place would mean long-term income and it was in the heart of the neighborhood by the school and close to shopping. The home has four family rooms and 2 lavatorys. A school student with actually enjoyable credit wanted to rent the place and he had 3 roommates that were going to rent the family rooms. I made out a lease for this certain situation, giving each a single of the occupants rights on the lease and responsibilities for their portion of the rent. 3 weeks after the men moved into the place, a single of the occupants moved out hastily. I told the men to find someone else to rent the room, however they decided to cut the difference and keep the room empty. That was enjoyable with myself and others as long as they were paying the rent on time, but unluckyly, there came a time when the boy stopped paying rent all together. Their lease was going to be up in 3 weeks. I handed those kids everyday to pay their rent and I never saw a single dime from them… When I evicted them, they left a sizable mess in the home and the central A/C equipment was broken. I sincerely do not guess if the broken A/C was their responsibility or not. I had no way of knowing, although I was still aggravated that they left the home in such terrible conditions. I kept their entire security deposit to pay for the repairs to the A/C unit.
