My spouse plus I retired early. The people I was with and I obtained a small loft on the lake plus the people I was with and I rented our old loft instead of selling it; Renting the place would mean long-term income plus it was in the heart of the neighborhood by the college plus close to shopping. The loft has more than three bedrooms plus multiple powder rooms. A college student with truly good credit wanted to rent the place plus she had multiple roommates that were going to rent the bedrooms. I made out a lease for this particular situation, giving each a single of the renters rights on the lease plus responsibilities for their portion of the rent. 3 weeks after the guys moved into the place, a single of the renters moved out suddenly. I told the guys to find someone else to rent the room, however they decided to split the difference plus keep the room empty. That was good with myself and others as long as they were paying the rent on time, and unluckyly, there came a time when the girl stopped paying rent all together. Their lease was going to be up in 3 weeks. I handed those youngsters everyday to spend money their rent plus I never saw a single dime from them! When I evicted them, they left a large mess in the loft plus the central A/C machine was broken. I honestly do not think if the broken A/C was their responsibility or not. I had no way of knowing, although I was still aggravated that they left the loft in such exhausting conditions. I kept their entire security deposit to spend money for the repairs to the A/C unit.
