I have been buying & selling commercial & residential properties for the past 15 years! I started off in the company as a proper building contractor & after that I started buying & selling properties. One of the reasons why I do so well in the company is due to the fact that I was a contractor before anything else. I can tell when something is not up to code, & a lot of realtors don’t have that exact expertise as I do. It means I can save currency occasionally by making a good decision not to invest in a property. I recently made a good decision not to buy a commercial property, and the 35,000 sq ft building needed a modern roof. I knew it was going to cost a huge amount of money to replace the roof of the building, however the owner of the property provided me with an estimate from a dealer that was unreasonably low. I made the move to contact a couple of unusual commercial roofing companies to see how much it would entirely cost to replace the roof of the building… When I put all of the estimates together, it was clear that the estimate I received from the property owner was a sham. There was certainly no way that the roofing supplier was only going to charge that amount of currency to replace the roof when I was getting estimates twice that high. I did not get the best vibes from the owner & after hearing about the roof, I knew it wasn’t a good idea at all to purchase that unique commercial property.
